We collect personal information that you provide to us directly, such as when you fill out a contact form, apply for a mortgage, or communicate with us. Because we originate residential mortgage loans, the information we collect is typical of a mortgage application and may include:

  • Mortgage application data: Information you provide on your loan application, including property and loan details

  • Government-issued identifiers: Social Security Number or ITIN, date of birth, and driver's license or other identification required to verify your identity and comply with federal lending requirements
  • Demographic information: Ethnicity, race, and sex, collected for fair-lending compliance under the Home Mortgage Disclosure Act (HMDA). Providing this information is voluntary and is not used in any credit decision.
  • Any other information you choose to provide

We may also automatically collect certain information about your device and how you interact with our Site, including:

  • IP address
  • Device type
  • Browser type

How We Use Your Information

We use the information we collect to:

  • Process your loan application: Evaluate, originate, process, underwrite, and close your mortgage loan
  • Communicate with you: Contact you about your application, required documents and conditions, closing, and related servicing matters (by phone, email, and SMS where you have consented)
  • Share with wholesale lenders and underwriters: Share your application information with our wholesale lending partners (including United Wholesale Mortgage (UWM) and other investors), underwriters, appraisers, title companies, and service providers as necessary to underwrite, approve, and close your loan
  • Compliance: Comply with applicable federal and state laws and regulations, including the Gramm-Leach-Bliley Act (GLBA), the Home Mortgage Disclosure Act (HMDA), the Equal Credit Opportunity Act (ECOA), the SAFE Act, and anti-money-laundering requirements
  • Security: Protect against fraud and unauthorized transactions, including verifying your identity
  • Improvement: Improve our website and services

Information Sharing

We may share your personal information with third parties in the following circumstances:

  • With wholesale lenders (including United Wholesale Mortgage (UWM) and other investors), underwriters, appraisers, title and escrow companies, and other parties as necessary to underwrite, approve, close, and fund your loan
  • With service providers who perform services on our behalf (such as document storage, e-signature, credit reporting, and identity verification)
  • With government agencies and regulators as required by law (including HMDA, ECOA, and GLBA reporting)
  • In connection with a business transaction such as a merger, sale, or acquisition

SMS & Mobile Information

Mobile phone numbers and SMS consent information will not be shared with or sold to third parties for marketing or promotional purposes.

If you opt in to our SMS program (see our SMS Messaging Terms), we use your mobile number only to send you messages related to your loan — including status updates, document and condition requests, closing reminders, secure portal sign-in links, and two-factor authentication passcodes — and to support those messages with our SMS service provider. We do not sell or share your mobile number or SMS consent status with third parties for their own marketing.

You can opt out of SMS at any time by texting STOP to any message you receive from us, or by contacting us at the email or phone number below.

Data Retention

We retain your information for as long as necessary to service your loan and to comply with our legal and regulatory obligations. Retention periods include, without limitation:

  • HMDA records: Retained at least 25 months from the calendar year's HMDA filing, as required by the Home Mortgage Disclosure Act
  • ECOA records: Retained at least 5 years, as required by the Equal Credit Opportunity Act and Regulation B
  • Closed loan files: Retained for longer periods as required by investor, insurer, and federal/state record-retention rules
  • Other records: Retained as required by applicable federal and state law

When information is no longer needed for these purposes, we take reasonable steps to delete or securely dispose of it.

Your Privacy Choices

You have certain rights regarding your personal information:

  • You can request access to your personal information that we hold
  • You can request corrections to inaccurate information
  • You can request deletion of your personal information, subject to applicable legal and regulatory record-retention requirements (for example, HMDA and ECOA may require us to keep your records for a period of time even if you request deletion)
  • You can opt out of SMS messages at any time by texting STOP to any message you receive from us
  • You can opt out of marketing communications by following the unsubscribe instructions in any marketing email we send, or by contacting us directly
  • You can opt out of certain data uses and information sharing to the extent permitted by law — note that some sharing is required to process and close your loan and cannot be opted out of while your application is active

To exercise any of these rights, please contact us using the information provided in the "Contact Us" section below.

Data Security

We implement reasonable security measures to protect your personal information from unauthorized access, disclosure, or destruction. However, no method of transmission over the Internet or electronic storage is 100% secure, and we cannot guarantee absolute security.

As a licensed mortgage broker, Raider Mortgage Co. is a financial institution subject to the Gramm-Leach-Bliley Act (GLBA) and its implementing regulations, including the Privacy Rule and the Safeguards Rule. We maintain administrative, technical, and physical safeguards designed to protect the confidentiality and security of your nonpublic personal information.
